DALLAS -- Larry Bennett has been a busy man the last several weeks.

Bennett is in charge of maintenance at the former TTM building and, with a crew of subcontractors, has been working feverishly to get the facility ready for new tenants.

They've been cleaning, turning on long-idle HVAC systems and repairing those that are not functioning correctly in the sprawling factory.

Perhaps more than once, work crews have found themselves perplexed as to exactly where they were in the 131,000-square-foot facility.

"I've been in here for 145 hours and I'm still carrying a blueprint," Bennett said with a laugh.

Strolling through the building, it's easy to see how that could happen. It's bigger than it looks from the outside.

Bennett said he gave himself 25 minutes to turn on the lights throughout the building before a recent tour. He said he had to push it to get it done.

The building's recent buyers, Citizen Soldier LLC and Redco Group Development, quickly put the facility back on the market for sale or lease after purchasing it for $250,000 from TTM Technologies.

Broker Jennifer Hand with Gall Real Estate Service in Salem is representing the new owners. She said they are willing to invest more into the property to attract tenants than TTM was willing to do.

The facility is a seemingly endless maze of somewhat similar looking rooms on two floors. Each floor has several areas of varying sizes suitable for manufacturing, each with office space attached.

Utilities are hooked up in each space and several entrances allow for easier access to different areas of the building, Hand said.

She said she hopes to refute the impression that the former factory is only suited for one particular use and couldn't be divided.

"We are trying to let people know that it is incredibly flexible," Hand said.

Bennett said maintenance crews are working to get the building move-in ready so tenants could possibly move in within days if needed.

Thus far Hand said a brewery, winery and a few manufacturing companies, including one that builds solar panels, have taken tours of the facility.

"We've had a lot of inquiries," Hand said.

The owner has invested about $100,000 to this point to get the building ready for businesses looking to buy or lease space.

Bennett said he could easily see many businesses finding a home under the building's roof.

"I think the community could definitely come in and carve into this and put in 15 businesses," he said.
